My design process always begins with listening to the site. I seek to understand the genius loci, the spirit of the place, its rhythm, layers, and the needs of the people who live there.
Tegernsee carries a recognizable architectural code – wood, glass, white façades, and gable roofs – but in this project, I asked myself:
Do we want to copy, or do we want to create?
Concept & Architectural Vision
The resulting concept introduces a contemporary reinterpretation of local typologies, blending traditional materials with innovative spatial organization and sustainable design strategies. The Holzer Wellness & Spa Center, together with two accompanying hotels which will be planned in the future, we developed a new architectural language that respects local identity while introducing contemporary expression and inspiration for future developments in the region.
Spatial Organization & User Experience
The project is both an aesthetic statement and a functional solution. Addressing the site’s practical challenges, such as limited parking capacity, we integrated a large underground garage that optimizes land use without disturbing the natural setting.
The ground floor accommodates the reception, garage entrance, and an outdoor pool that forms a seamless transition between built space and landscape. From the sauna area, guests step directly into the open garden, experiencing natural textures feeling the grass beneath their feet, breathing in the scent of wood, and hearing the sound of water cascading from the level above, as part of the architecture itself.
On the first floor, the wellness zone features saunas, a Ruheraum, terrace, and whirlpool. A key design innovation is the transparent upper pool floor, positioned directly above the ground-level pool, creating a poetic spatial dialogue of light, water, and reflection.
Dining Atmosphere & Design
The second floor hosts the restaurant and café bar. To ensure the privacy of spa guests, a blind wall separates the sauna area from the restaurant, an architectural decision that illustrates how form follows function and adapts to user experience.
The restaurant zone was envisioned as an oasis of calm and international sophistication, inspired by the atmospheres of Monaco, Madrid, and Marbella. Our goal was to bring that global spirit into Tegernsee, the Bavarian capital of luxury, and create an environment that offers a sense of world-class quality while preserving local warmth and authenticity.
